Phase one

Assessment & investigation

An independent fire engineer carries out a FRAEW. Where necessary, a brief intrusive survey opens up small sections of the wall. You'll receive a written report with the findings.

Phase two

Design & planning

If works are required, a detailed scope is developed with architects, fire engineers, and structural specialists. Funding applications are submitted and a contractor is appointed through formal procurement.

Phase three

Delivery & certification

Works are delivered on site, with regular updates to residents. On completion, an EWS1 certificate is issued — enabling leaseholders to sell, remortgage, or buy additional shares in their home.

A note on timescales: BSR approval for high-rise buildings currently takes up to 10 months on average. Wrightwood works proactively at every stage to minimise delays and keep all parties fully informed.

Fire engineer assessment

An independent fire engineer carries out a FRAEW. Where necessary, an intrusive survey is conducted to understand the wall's construction in detail.

Wrightwood's role: We appoint and manage qualified chartered fire engineers to carry out all assessments to the highest professional standards.

Assessment report issued

The fire engineer issues a formal report. If no remediation is needed, an EWS1 form is issued immediately. If works are required, interim measures may be recommended.

Wrightwood's role: We review findings with clients, explain the implications clearly, and advise on next steps and any interim safety measures required.

Scope of works determined

The recommended remedial works are developed into a detailed, costed scope of work that forms the basis of the project.

Wrightwood's role: We lead scope development, ensuring all eligible works are identified and the programme aligns with funding requirements.

Design & programme developed

Working with architects, fire engineers, and structural engineers, a full programme of works is developed to ensure regulatory compliance.

Contractor appointed (PCSA)

A contractor is appointed through formal procurement. A PCSA is put in place to cover design input, buildability review, and detailed costing before construction begins.

Wrightwood's role: We negotiate and manage the PCSA, ensuring the project is thoroughly planned and the right contractor is in place before works commence.

Regulatory approval obtained

High-rise buildings (18m+) require submission to the Building Safety Regulator. Other buildings require local authority Building Control approval.

Wrightwood's role: We prepare and submit all required applications, managing the approval process and liaising with regulators to minimise delays.

Pre-construction preparation

Condition surveys are carried out to establish a baseline before works begin. The site compound is established ready for mobilisation.

Wrightwood's role: We oversee pre-construction surveys and site setup, ensuring the project is ready to mobilise efficiently and safely.

Works delivered on site

The contractor delivers the agreed programme of remediation works. Residents receive regular updates throughout, with a dedicated Resident Liaison Officer on hand.

Wrightwood's role: We provide robust programme and budget management throughout delivery, ensuring works complete on time, on budget, and to specification.

Site demobilisation

On completion, the contractor removes all scaffolding, dismantles the site compound, and clears all welfare facilities and equipment from site.

Wrightwood's role: We manage the demobilisation process, ensuring the site is handed back in full compliance with the agreed specification.

EWS1 certificate issued

All residents are notified that works are complete. EWS1 forms are issued to leaseholders, enabling them to sell, remortgage, or buy additional shares in their home.
